Steven M. Dauby, CPA

Steve is one of the founding members of Dauby O'Connor & Zaleski, LLC and has specialized in the real estate industry since 1984. He has extensive experience in the affordable housing arena with a particular focus on properties that utilize the low-income housing tax credit pursuant to Section 42 of the Internal Revenue Code. Steve has also provided audit and consulting services to entities owning congregate care facilities, office buildings, shopping centers, hotels, and more.

Steve's past public experience has been with international accounting firms, which were well recognized for their expertise in real estate accounting, auditing and consulting. Steve has prepared and/or reviewed numerous audits of limited memberships, corporations, and not-for-profit entities owning various real estate developments. These audits have been prepared for the Department of Housing and Urban Development (HUD), Rural Economic and Community Development and various debt and equity providers. He has prepared numerous Certificates of Actual Cost for both the contractor and mortgagor as required by HUD and cost certifications required by various state housing finance agencies for utilization of low income housing tax credits. In addition to audit services, Steve consults with his clients regularly on various matters including management/development company profitability, deal structuring, regulatory compliance and GAAP reporting.

Steve's clients include not-for-profit corporations, real estate developers, housing corporations, real estate limited memberships, cooperative housing corporations, property management organizations, and various small businesses.

Sean O'Connor, CPA



Experience Highlights
Sean is one of the founding members of Dauby O'Connor & Zaleski, LLC and has been in the practice of public accounting for over twenty years. DOZ started as a two man firm in 1987 and has grown to a nationally-recognized leader in the real estate arena with clients in over 35 states.

Sean's experience includes auditing, accounting, tax and consulting services with clients in the following industries: real estate, retail, government, leisure time, manufacturing, restaurant, mortgage banking and church organizations.

Sean is nationally known for his expertise in accounting and tax matters related to the development and management of multifamily housing communities. Sean has extensive experience in the structuring of private real estate entities formed to develop multifamily housing communities. Sean’s role in the development process includes assistance with financial forecasts and projections, securing construction and permanent financing and investor capital. In addition to development related services, Sean performs annual audit services required by various lenders and investors including the Department of Housing and Urban Development (HUD) and the US Department of Agriculture - Rural Development (RD).

Sean has extensive experience with multifamily housing projects which utilize the low income housing tax credit (LIHTC) and/or tax exempt bond financing. Sean performs all required accounting functions germane to LIHTC transactions including 10% certifications necessary for carryover allocations and final cost certifications for issuance of IRS form(s) 8609. Sean is a frequent speaker at various trade association conferences on topics related to HUD and LIHTC matters.

Thaddeus B. Zaleski, CPA



Experience Highlights
Ted has been in public accounting since 1968, two years part time while in school, two years split between audit and tax, and the last thirty-three years strictly tax. Prior to the time of founding Dauby O'Connor & Zaleski, LLC all of his experience was with medium-sized national CPA firms—S.D. Leidesdorf & Co. (merged with Ernst & Young) and Laventhol & Horwath in Chicago and Indianapolis . The last four and one-half years at Laventhol & Horwath were in Indianapolis as head of the tax department. His experience has encompassed every area of taxation with an emphasis on real estate in Chicago and Indianapolis , both with very small clients and large clients with receipts approaching $100,000,000, including multi-state work in all areas. He has also worked extensively with individuals, partnerships, trusts, exempt organizations and he was part of the National Health Care Tax Specialist Team at Laventhol & Horwath.

Ted had responsibility for the tax related work on many large audits and several publicly traded clients and had involvement with taxing authorities from office audit agents to regional counsel on matters related to tax court cases. His responsibilities include extensive work with syndications. He also had involvement with training programs on a local and national level and has written articles for professional publications. He has also written a chapter in a book on Hospital Taxation and has lectured at local and national programs.

William D. Farrington, CPA



Experience Highlights
Bill has been in financial and management executive positions in industry and public accounting since 1981. His experience includes five years on the audit staff of Coopers & Lybrand during the early 1980's, financial and management positions with manufacturing entities from 1986 through 1997, and five years of public accounting since 1998 devoted to multifamily real estate development, construction/development, and property management activities. Bill's experience includes: accounting and reporting system design and implementation; responsibility for banking relationships; shareholder communications and risk management; coordination and implementation of private and public securities offerings; and audit engagements with an emphasis in real estate, manufacturing, construction and mergers/acquisitions.

Bill has completed audits on limited partnerships, general partnerships and corporations ranging in size from small rural development partnerships to large corporations. The primary users of the financial statements generated by Bill have included the Department of Housing and Urban Development (HUD), Rural Economic and Community Development, members and shareholders.

Bill has considerable experience in low income housing tax credit development, financial management, transaction structure and financial presentation in both private and public accounting. Bill's role has included both consultation and direct responsibility in the development and execution of business plans, the raising and application of various sources of capital and the presentation of the results of operations for a wide range of business entities.

In 2007, Bill was promoted to Member at DOZ.

Nancy Morton, CPA



Experience Highlights
Nancy has specialized in the real estate industry and partnership taxation for the last ten years. Prior to joining DOZ, she was with the national CPA firm of Deloitte & Touche in their Indianapolis office. Over those years, she has worked with both manufacturing and real estate clients in both tax and audit. In addition, she has been involved with state equity funds on their upper tier partnerships. She has also worked with initial and final cost certification for the section 42 tax credits for several different states.

Her duties include assisting the members in all functions of the audit as well as being in charge of the preparation and review of all tax returns.

In 2007, Nancy was promoted to Member at DOZ.
