 Experience Highlights

Steve joined Dauby O’Connor & Zaleski, LLC as a Principal in 2007, bringing over 25 years of experience in the real estate industry.  He is responsible for the management and oversight of the DOZ’s 25-member tax department which currently prepares, reviews, and files over 3,000 tax returns annually.  Steve is actively involved in a variety of client services specializing in all aspects of real estate and Affordable Housing Industry.  His personal portfolio includes more than two hundred partnerships and limited liability companies doing business and filing returns in more than 20 states.  Many of these partnerships participate in the Low Income Housing Tax Credit (LIHTC) program pursuant to Section 42 of the Internal Revenue Code.  Steve is also involved other specific services relating to the Affordable Housing Industry including 10% cost certifications required for LIHTC carryover allocations and agreed upon procedure engagements to determine the qualified contract price of a LIHTC property at the close of its compliance period.  As the director of the DOZ tax department, Steve is responsible for overseeing tax staff development and training, developing and employing efficient preparation and review processes, planning, scheduling and workflow management.

Steve’s prior experience includes six years of public accounting where he specialized in audits and cost certifications required by HUD, and financial forecasts required to secure investor capital.  Steve attended the Indiana University law school and spent two years working for an Indianapolis law firm working on tax matters and security transactions.  For sixteen years, Steve was the Chief Financial Officer for an Indianapolis based private equity real estate development group which developed, constructed and operated commercial and residential real estate projects in a multi-state environment including a 278 room 4-diamond hotel located in Indianapolis, Indiana and known as the University Place Hotel.  For fifteen years, Steve was the Managing Partner of University Development Group I, LLC owner of the University Place Hotel.

As a Chief Financial Officer and Managing Partner, Steve’s previous duties and responsibilities have included negotiating and securing commercial real estate financing, negotiating property management agreements, and negotiating purchase and sale agreements for various types of real estate transactions and management and oversight of more than $5,000,000 in capital improvements.  Steve was responsible for lender relationships representing over $120 million of real estate financing provided by eight lenders in three different states.

Steve also has extensive experience with accounting and financial reporting systems, for commercial and residential real estate development, construction, property management and the hospitality industry.
