Nancy has been in the practice of public accounting for over 18 years, having worked with the international accounting firms of Arthur Andersen and Deloitte & Touche prior to joining Dauby O’Connor & Zaleski, LLC in December 2001.
Nancy has specialized in the real estate industry with a particular focus in partnership and not for profit tax compliance matters. Nancy is responsible for the annual preparation and review of hundreds of partnership and not for profit tax returns related to multifamily housing communities as well as funds that invest in those entities.
Nancy has substantial experience with properties financed in part with Low Income Housing Tax Credits (LIHTC) pursuant to Section 42 of the Internal Revenue Code. In addition to the annual tax compliance work on LIHTC properties, Nancy is also involved with the 10% cost certifications required for carryover allocations, final cost certifications required for issuance of form(s) 8609, and arbitrage rebate calculations required for tax exempt bond financed transactions. Nancy also serves on the technical review committee for a LIHTC syndicator to review the structure and identify regulatory issues applicable to new transactions in which the fund intends to invest.
Nancy has presented various classes on compliance with the new IRS form 990 requirements to various organizations, including the Indiana Society of Accountants. In addition, she provides in house training for DOZ staff members on partnership and not-for-profit compliance matters.
Nancy obtains a minimum of 40 hours per annum of continuing professional education in various subject matters, including partnership tax matters, not-for-profit tax matters, LIHTC tax matters, 401(K) auditing and ethics. This education is sponsored by various organizations including the Indiana CPA society, the American Institute of Certified Public Accountants, New York University, American Law Institute/American Bar Association, and the Institute for Professional and Executive Development, Inc.
